52550 Geronimo, Pioneertown CA 92268 | $225,000

RARE, SPECIAL 5-ACRE PARCEL near intersection of Gamma Gulch & Pipes Canyon Roads. Astounding views of Mt San Jacinto – SoCal’s second tallest mountain. Panoramic views of surrounding ancient buttes – flat-topped mountains – rare geologic formations that occur in few places on earth. Close to Burnes Canyon Road, that climbs to Big Bear Lake through the mountainous forest. Rural, remote feel, but only a short distance to pavement. WELL for water is already dug and in place with pumphouse, casing and pump. Southern California Electric (SCE) power pole is near the corner of the property and an electrical line is strung to the pumphouse. Prior to the late owner passing a few years back, electric was hooked up and the well was fully functioning. As a result, utilities (water & electric) are in place and ready to hook up – extremely rare for this area – buyer to check. This parcel was developed without being surveyed, so there are some irregularities – for example, half of the fenced yard and mobile home on the east side of the parcel were installed on government-owned land and therefore are not officially part of this sale (but buyer could likely have these items demoed and removed to clean up the property if desired prior to building their dream home – or possibly fix up the old trailer for additional housing to use during construction or as your private getaway, as nobody will likely know better – it’s been there for decades as part of this property). A few other outbuildings for storage are on the property that could also be removed prior to development. Government-owned land borders the Eastern AND Northern sides of this special parcel, so your privacy will be preserved on those sides. The other surrounding parcels appear to have already been tastefully developed in a manner that does not inhibit the privacy or utility of this parcel. Easy road access. A true gem of a property – as any agent or buyer will quickly recognize. A little sweat equity will turn this rustic homestead into paradise. NOTE: Green lines demarcating boundaries are approximate, not surveyed. APN: 0454-073-31
